5 mistakes people make when hiring a contractor in Bangalore
Choosing the wrong contractor is the most expensive decision you'll make. Here's how to avoid the five most common and costly mistakes.

Building a home is one of the biggest investments most families ever make. Yet the contractor decision is the single factor that determines whether the project goes smoothly or becomes a nightmare. Yet it is often made in a hurry, based on the lowest quote. After a decade of building in Bangalore, we've seen the same five mistakes cost homeowners lakhs. Here's each one, and exactly how to avoid it.
01
Choosing the lowest quote
The cheapest quote is almost never the cheapest project. A contractor who quotes ₹1,500/sq.ft when everyone else is at ₹2,200 is either cutting corners on materials, excluding major scope items, or planning to add "extras" later once you're committed.
By the time the hidden costs pile up, you often end up paying more than the honest quote you rejected, with lower quality to show for it.
How to avoid it
Ask every contractor for a detailed, line-item quote. Compare what's included, not just the bottom number. If one quote is far lower, ask specifically what's missing.
02
No written contract or scope
Verbal agreements and handshake deals are where projects go wrong. Without a written contract specifying materials, brands, timelines, payment stages, and penalties for delay, you have no protection when things change.
"We'll sort it out on site" is the most expensive sentence in construction.
How to avoid it
Insist on a written contract with a full bill of quantities (BOQ), brand-specified materials, a payment schedule tied to milestones, and a clear timeline. A professional contractor will welcome this.
03
Not checking past work in person
Photos can be borrowed. Reviews can be faked. The only real way to judge a contractor is to visit a site they've actually built. Ideally one that's a few years old, so you can see how it has held up.
Talk to the homeowner. Ask about delays, cost overruns, and how the contractor handled problems.
How to avoid it
Ask for two references: one recent project and one that's 2 to 3 years old. Visit both. A contractor confident in their work will happily arrange this.
04
Paying too much upfront
A contractor who asks for 40–50% before work begins is a red flag. It ties up your money and removes your leverage if quality slips. Reputable contractors work on a stage-linked payment schedule, where you pay as verified work is completed.
How to avoid it
Structure payments against milestones: foundation, slab, brickwork, plastering, finishing. Never pay significantly ahead of the work that's actually been done.
05
Ignoring the fine print on materials
"Branded fittings" means nothing without brand names. "Good quality cement" is not a specification. Vague material descriptions let a contractor substitute cheaper alternatives while technically honouring the contract.
The difference between the brand you imagined and the one you got can be significant, in both cost and lifespan.
How to avoid it
Get every material specified by brand and grade in writing: cement, steel, tiles, sanitaryware, electrical, and paint. If it's not named, it's not guaranteed.
The common thread: transparency
Every one of these mistakes comes down to the same thing: a lack of transparency. The right contractor doesn't hide behind vague quotes and verbal promises. They give you clear numbers, named materials, a written contract, and a payment structure that protects you.
At Brix Construction, every project starts with a detailed, transparent estimate and a written contract. No hidden costs, no vague scope, no surprises. That's not a special offer. It's just how construction should work.
