The honest, site-verified answer — with current material rates, labour costs, and what nobody tells you about budget overruns.
If you've asked a contractor for a quote recently, you've probably heard a wide range of numbers. Some say ₹1,500/sq.ft. Others quote ₹2,500. A few will even say ₹900. The truth is, all of them can be right — depending on what's included.
We've been building homes in Bangalore for over a decade. Here's what we actually see on site, right now, in 2026.
Every construction project in Bangalore falls into one of three categories. Your choice of spec level is the single biggest factor in your final cost.
| Specification | What's included | Cost/sq.ft |
|---|---|---|
| Economy | Basic finish, standard brick, local tiles | ₹1,800 – ₹2,200 |
| Standard | Mid-range materials, branded fittings, vitrified tiles | ₹2,200 – ₹2,800 |
| Premium | Imported materials, designer fittings, false ceiling | ₹2,800 – ₹3,500+ |
These rates are for civil + structural work only — they do not include interiors, modular kitchen, wardrobes, or landscaping. Those are separate.
When a contractor quotes you ₹2,200/sq.ft, here is what should be included:
What's not included: Interior woodwork (modular kitchen, wardrobes), false ceiling, AC provision, solar panels, compound wall, gate, landscaping, and BESCOM/BWSSB connection charges. Always ask for a line-item quote.
| Material | Current Rate (2026) |
|---|---|
| M-sand (per unit) | ₹55 – ₹65 |
| 20mm jelly (per unit) | ₹70 – ₹80 |
| Cement (50kg bag) | ₹380 – ₹430 |
| TMT Steel (per kg) | ₹62 – ₹70 |
| Wire cut bricks (per 1000) | ₹7,500 – ₹9,000 |
| AAC blocks (per cu.ft) | ₹45 – ₹55 |
| Trade | Daily rate |
|---|---|
| Mason (skilled) | ₹900 – ₹1,100 |
| Helper / unskilled | ₹550 – ₹700 |
| Carpenter | ₹900 – ₹1,100 |
| Electrician | ₹900 – ₹1,200 |
| Plumber | ₹800 – ₹1,000 |
| Painter | ₹750 – ₹950 |
Our rule of thumb: Whatever a contractor quotes you, add 12% for unforeseen items and 8% for interior finishing touches that always get added late. Budget for 120% of the quote and you'll never be stressed.
| Item | Estimated Cost |
|---|---|
| Civil construction (1,800 sq.ft @ ₹2,400) | ₹43.2 L |
| Modular kitchen | ₹3.5 – ₹6 L |
| Wardrobes (3 bedrooms) | ₹2.5 – ₹4 L |
| False ceiling + lighting | ₹1.5 – ₹2.5 L |
| Compound wall + gate | ₹2 – ₹3 L |
| Overhead tank + bore | ₹1 – ₹1.5 L |
| BESCOM + BWSSB charges | ₹1.5 – ₹2 L |
| Total (approx.) | ₹55 – ₹62 L |
This is a real-world number for a well-built, standard-finish G+1 home in Bangalore in 2026. Premium finish pushes this to ₹70–80L. Economy finish can bring it to ₹48–52L.
The most important thing is to work with a contractor who gives you a transparent, line-item quote — and who you can trust to stick to it. At Brix Construction, every project starts with a detailed estimate before a single rupee is committed.
